Barrie, on Kempenfelt Bay off Lake Simcoe, sits at the northern end of the GO Transit Barrie line. Its local board is part of the OnePoint Association of REALTORS, which paused its market statistics after switching to the PropTx MLS® System, so this report relies on the one series still published for the area: CREA’s MLS® Home Price Index for Barrie and District. The benchmarks below are for August 2026. Board figures for sales, listings and average prices will return only when OnePoint resumes; the Canadian housing market overview explains what a benchmark measures.

CREA MLS® HPI, Barrie and District, August 2026.
Townhouses moved the most. Barrie’s townhouse benchmark dropped by $101,700 in a year, against $40,300 for a single-family house. The typical townhouse now costs only $47,100 more than the typical apartment, a narrow step up from a condo unit.
Barrie prices against the peak
The composite benchmark topped out at $969,700 in March 2022. At $695,400 it is now 28% below that high. Measured from August 2016, when it stood at $415,700, the benchmark has changed by +67.3%. Barrie’s composite is 3% below Guelph’s ($715,700), another commuter-belt city covered only by CREA’s index for now (Guelph report).
What a Barrie purchase costs up front
On the composite benchmark, the lowest down payment the rules allow is $44,540 (6.4%). The insured mortgage then carries a premium of roughly $26,034, 4.00% of the amount borrowed.
Barrie charges no municipal land transfer tax. Ontario’s provincial land transfer tax at the benchmark is $10,383; first-time buyers can claim back as much as $4,000, for a net $6,383. The Ontario calculator runs any other price.
The City of Barrie compares its own tax bills with other Ontario cities using the BMA Municipal Study: for 2025, taxes on a detached bungalow in Barrie were $4,589, against $4,811 in Guelph and $5,505 in Hamilton. That is a bill on a comparable house, so it sidesteps the fact that Ontario assessments still use January 1, 2016 values.
Income needed against Barrie incomes
Barrie’s composite benchmark home calls for roughly $156,300 of income with the minimum down payment, or $137,000 with 20% (method). The 2021 Census found a median household income of $97,000 across the Barrie census metropolitan area for 2020, so the benchmark asks for 61% more than a median household earned. The cheaper townhouse benchmark brings the figure down to about $108,500.
