Brampton Housing Market: Home Prices and Sales | August 2026

Updated

Data as of August 2026 Released September 2026 · TRREB

Brampton is one of the three Peel Region municipalities in the Toronto Regional Real Estate Board’s (TRREB) Market Watch, alongside Mississauga and Caledon. TRREB publishes Brampton’s own sales, average and median prices and MLS® HPI benchmarks each month; this report uses August 2026 (released in September 2026) and the same month a year earlier, August 2025. How the three price measures differ is set out in the market overview.

Brampton home prices, August 2026

Brampton’s August 2026 sales averaged $886,865 across all home types (−4.1% year over year), with a median of $826,500. Its composite benchmark, $834,800, was -5.80% from a year before and 4.2% below the Peel Region benchmark of $871,200.

Average and share of sales: TRREB Market Watch, August 2026, with the change computed from the August 2025 edition. TRREB’s townhouse benchmark covers freehold and condo townhouses together. Shares leave out the few link and detached-condo sales.

Brampton is a market of houses. Detached homes alone were 59% of sales, and condo apartments only 21 of 440. Next door in Mississauga, condo townhouses and apartments together made up 45% of sales (Mississauga housing market). The average Brampton detached house sold for 20% less than the average Mississauga one ($1,275,221). Brampton’s apartment benchmark showed the largest drop of its five HPI types.

New listings and sales

The clearest change in Brampton over the year was on the supply side. Sellers put 1,006 homes on the market in August 2026, against 1,392 a year earlier (−27.7%), while sales were 440 against 424 (+3.8%). The month’s sales-to-new-listings ratio works out to 43.7%, up from 30.5%, and compares with the 45% lower edge of CREA’s balanced range. TRREB’s 12-month trend ratio, which evens out the seasons, was 34.3% (a year earlier 29.6%).

The 1,904 active listings were 4.3 months of August 2026 sales, inside the 3.6 to 6.4 month range that CREA reads as neither a buyer’s nor a seller’s market. Year to date, Brampton had 3,217 sales at an average of $885,907, against 3,082 sales at $945,693 over the same months of the year before.

What a Brampton purchase costs up front

Because most Brampton buyers are buying a house, the figures here use the average detached price of $1,020,556. Ontario’s land transfer tax (all provinces) on it is $16,886, with no municipal tax on top as there would be in the City of Toronto; after the first-time buyer refund of up to $4,000, $12,886. The smallest down payment allowed is $77,056, and default insurance on the resulting loan costs $37,740 (4.00%), usually added to the mortgage.

Brampton’s 2026 residential tax rate is 1.2534%: 0.5379% for the city, 0.5624% for Peel Region and 0.153% for education. That is $1,253 a year per $100,000 of MPAC assessment, 15% above Mississauga’s rate. Ontario assessments still reflect January 1, 2016 values, so a bill is figured on that assessment, not the price paid (Brampton property tax).

Income needed against local incomes

A household buying Brampton’s average detached house with the minimum down payment would need about $224,900 a year to pass the stress test; at the all-types average of $886,865 the figure is $196,700, and a condo apartment at $434,457 needs $100,700 (how this is worked out). For scale, the 2021 Census median household income for the Toronto metropolitan area, which takes in Brampton, was $97,000 in 2020: the detached figure is 2.3 times it.
