Chilliwack has its own real estate board, the Chilliwack and District Real Estate Board (CADREB), so its numbers are not part of the Fraser Valley board’s totals for Abbotsford, Langley and Surrey just to the west. This report uses CADREB’s August 2026 release, published in September 2026. CADREB reports the MLS® Home Price Index benchmark for four home types and one average sale price covering every home sold, with no median. Both measures, and why they can move in opposite directions, are covered on the Canadian housing market overview.
Chilliwack home prices, August 2026
- Composite MLS HPI benchmark: $704,600 (-5.2% from a year earlier)
- Average price of homes sold: $742,897 (a 1% change from a year earlier)
- Year-to-date average: $766,774 (0.2% against the same months of last year)
| Home type | Benchmark price | Change from a year earlier |

| Single-family | $859,200 | -5.8% |
| Townhouse/row | $582,900 | -5.4% |

CADREB benchmark prices, August 2026.
The average and the benchmark do not always agree on direction: in August 2026 the average changed by 1% over the year while the composite benchmark changed by -5.2%. The average depends on which homes happened to sell; the benchmark prices the same typical home each month.

CADREB, August 2026.
At 8.5 months of inventory against a long-run norm of 5.3 for the month, Chilliwack sat beyond CREA’s 6.4-month buyer’s-market mark. Computed from CADREB’s totals, sales equalled 47.6% of new listings (what the ratio signals).
What CADREB says about supply
The board’s August 2026 release singled out new listings: the month’s count was, in its words, “the lowest number of new listings added in the month of August in more than a decade.” Board president Rob Lacerte said new listings “have been on a steady downward trend since the beginning of 2025 as fewer sellers are putting out their listings on the market,” while inventories “over the past year and a half have actually been rather stable.” Active listings were 21% over their 10-year average for the month and sales 34.8% under theirs, by the board’s count.
Income needed to buy in Chilliwack
Qualifying at the $704,600 composite benchmark takes around $158,300 of gross household income, with a minimum down payment of $45,460, or $138,800 at 20% down. At the $742,897 average, it is $166,300 or $146,000. Each figure tests the stress-test rate against a 39% ceiling on housing costs (how we compute it).
