The REALTORS Association of Edmonton (RAE) reports the Greater Edmonton Area: the city plus St. Albert, Strathcona County and Sherwood Park, Spruce Grove, Leduc, Fort Saskatchewan, Beaumont and the smaller towns around them. Its September 2026 release, published in October 2026, and the statistics package that comes with it give the MLS® HPI composite benchmark, an average and a median for each home type, and separate counts for the City of Edmonton. The housing market overview explains the difference between those measures.
Edmonton home prices, September 2026
Edmonton’s price measures disagreed this month. The composite benchmark, the price of a typical home, was $423,100, down 0.3% from a year earlier, while the average of everything that sold was $466,080, up 2.9%. When the typical home is flat but the average climbs, more of the month’s sales were larger or pricier homes. The median, $435,000, sat between the two.
| Home type | Average | Y/Y | Median |
|---|---|---|---|
| Detached | $569,820 | 2.9% | $515,000 |
| Semi-detached | $412,974 | -4.8% | $406,500 |
| Row/townhouse | $289,640 | -4.5% | $295,000 |
| Apartment condo | $208,672 | 0.6% | $184,500 |
| All residential | $466,080 | 2.9% | $435,000 |
Greater Edmonton Area, September 2026; RAE release and statistics package.
The split by type is sharp: detached and apartment averages rose on the year, while semi-detached and row homes fell. A condo apartment’s median was 36% of a detached house’s, and the month’s most expensive detached sale in the area reached $3,030,000.
Sales, new listings and inventory
| Greater Edmonton Area | City of Edmonton | |
|---|---|---|
| Sales | 1,959 (-10.3% Y/Y) | 1,299 |
| New listings | 3,864 (11.3% Y/Y) | 2,731 |
| Inventory | 8,062 (16.7% Y/Y) | 5,999 |
| Sales / new listings | 50.7% | 47.6% |
| Months of inventory | 4.1 | 4.6 |
RAE, September 2026. Ratios computed from the counts; RAE’s own months of inventory are 4.1 for the area and 4.6 for the city.
Sales fell and new listings rose year over year, and inventory built up as a result. At 50.7%, the sales-to-new-listings ratio is within CREA’s 45% to 65% balanced band, and months of inventory are above the 3.6-month seller’s-market line without reaching the 6.4 months that would mark a buyer’s market. The city itself carried 66% of the area’s sales and had more supply relative to sales than the area as a whole. RAE’s board chair expected sales to stay slow until after year end, as they usually do in the fall, and said rising inventory could slow price growth further.
Buying costs in Edmonton
Alberta has no land transfer tax (all provinces). Land Titles charges $50 plus $5 per $5,000 of value to register the transfer, about $473 for a home at the Edmonton benchmark, and the same formula on the mortgage amount, about $468 for the insured loan of $418,023 that a minimum down payment of $21,155 leaves (premium of $16,078 included).
The City of Edmonton’s 2026 residential rate, municipal and education combined, is 1.03637% of assessed value, so a home assessed at the benchmark price pays about $4,385 a year (Edmonton property tax). That is more than the $3,768 a Calgary home at Calgary’s higher benchmark would pay at its city’s 0.66499% rate: Edmonton homes cost less to buy and more to hold.
Income needed to buy in Edmonton
Edmonton’s benchmark home needs about $98,100 of household income at minimum down, or $85,200 putting 20% down (method). The Edmonton metro area’s median household income in the 2021 Census was $96,000 (2020), so the minimum-down income is 2% above the median. Rents are on the Edmonton rental market page.
