The Fraser Valley Real Estate Board (FVREB) reports resale activity for the suburbs south and east of Greater Vancouver: Surrey, White Rock, North Delta, Langley, Abbotsford and Mission. It is a separate board from Greater Vancouver REALTORS, so these cities are not part of the Vancouver housing market report. The figures below come from FVREB’s September 2026 statistics package, released in October 2026. FVREB publishes the MLS® HPI benchmark for the whole board and for eight areas, along with median and average sale prices by home type; the overview of how these city reports are built explains how those three measures differ.
Fraser Valley home prices, September 2026
- Composite MLS HPI benchmark, all residential: $861,300 (-7.2% year over year)
- Average sale price, all property types: $954,833 (-3.2% year over year)
- Sales: 922 (-4.2% year over year)
| Home type | MLS HPI benchmark | Benchmark, year over year | Median sale price | Average sale price |

FVREB, September 2026: benchmark, median and average by type.
In its release, the board’s chair put the single-family benchmark $460,000 under its March 2022 peak. Against Greater Vancouver, the Fraser Valley composite benchmark was 19.9% below the $1,075,900 Greater Vancouver REALTORS benchmark for September 2026.
Benchmark prices by area
FVREB splits its territory into eight areas, four of them inside the City of Surrey. Each area’s composite benchmark blends its detached homes, townhouses and apartments, so a community with more condos can show a lower composite than its detached prices alone would suggest.
| Area | Composite benchmark | Year over year |
|---|---|---|
| North Surrey | $639,100 | -8.8% |
| Central Surrey | $906,200 | -7.0% |
| Cloverdale | $921,900 | -5.8% |
| South Surrey and White Rock | $990,300 | -7.3% |
| North Delta | $1,011,500 | -9.1% |
| Langley | $941,800 | -6.2% |
| Abbotsford | $701,900 | -9.0% |
| Mission | $797,500 | -11.6% |

FVREB, all property types, September 2026.
FVREB judges balance by sales against active listings: 9% at month-end, below its 12 to 20% balanced band. Inventory equalled 10.6 months of sales (our computation), over CREA’s 6.4-month buyer’s-market line. Condos sold in 46 days on average, detached homes 45, townhomes 38.
Income needed to buy in the Fraser Valley
A home at the $861,300 composite benchmark needs roughly $191,300 in yearly household income with $61,130 down, the minimum, or $168,600 putting 20% down. A townhouse at the $745,300 benchmark: $166,800 and $146,500. Both apply the stress test and a 39% housing-cost limit (method).
Buying costs
BC buyers pay the provincial property transfer tax, which that calculator works out with its first-time buyer and new-home exemptions.
