Kelowna’s resale figures come from the Association of Interior REALTORS (AIR), formed in 2021 when the Okanagan Mainline and South Okanagan real estate boards merged, and since joined by the Kamloops and Kootenay associations. AIR reports benchmark prices by sub-region, and Kelowna falls in the Central Okanagan, which also takes in the communities around it on both sides of Okanagan Lake. The figures below are from AIR’s July 2026 release, published in August 2026.
For the Central Okanagan the release gives MLS® Home Price Index benchmarks only: no average, no median and no local sales count. The benchmark is the estimated price of a home with typical features, explained with the other measures on the Canadian housing market overview.
Central Okanagan benchmark prices, July 2026
| Home type | MLS HPI benchmark | Change from a year earlier |
|---|---|---|
| Single-family | $1,072,400 | 2.3% |
| Townhome | $709,500 | -2.4% |
| Condominium | $490,700 | -2.0% |
AIR, Central Okanagan, July 2026.
A Central Okanagan condominium’s benchmark was about 46% of the single-family one, and a townhome’s about 66%.
Sales across the Interior
AIR counts sales and listings for its whole Interior region, not for Kelowna alone. In July 2026 the region recorded 1,496 residential sales (-2.2% year over year), 2,569 new listings and 9,630 active listings.
Income needed to buy in Kelowna
Buying a single-family home at the $1,072,400 benchmark calls for about $235,800 a year with the minimum $82,240 down, or $208,800 with 20% down. A condo at $490,700: $113,100 or $98,000. These apply the stress test and a 39% housing-cost cap (worked out here).
Buying costs
Purchases in Kelowna pay BC’s property transfer tax, with an exemption for qualifying first-time buyers.
