Sales, listings and market balance

MeasureSeptember 2026Change or a year earlier
Sales5615.3%
New listings1,615-5.1%
Active listings3,3353.1%
Sales-to-new-listings ratio34.7%31.3%
Months of inventory5.96.1

The report computes its ratio as sales divided by new listings (561 / 1,615 = 34.7%) and months of inventory as active listings over sales (5.9). A ratio of 34.7% is below the 45% floor of the range CREA treats as balanced, while inventory stayed below CREA’s 6.4-month buyer’s-market line (how to read both). Homes took a median 34 days to sell.

Buying costs at the benchmark

The composite benchmark needs a minimum down payment of $30,250 (5.5%), and the insured mortgage that goes with it carries a default-insurance premium near $20,890 (4.00% of the loan).

London has no municipal transfer tax. The provincial one on a benchmark home is $7,525, or $3,525 after a first-time buyer’s refund of up to $4,000. The Ontario calculator works out other prices.

The City of London’s 2026 total residential rate is 1.727111%, the general city rate plus education, which is $1,727 a year for every $100,000 of MPAC assessment (assessments are still at January 1, 2016 values). London’s tax on the BMA Municipal Study’s sample detached bungalow (2025, from the City of Barrie’s comparison table) was $4,685 in London, against $3,968 down the 401 in Windsor.

Income needed against London incomes

At the composite benchmark, a household needs about $126,200 of income with minimum down, or $109,800 with 20%; at the all-types average of $611,509 the minimum-down figure is $138,600 (how it’s worked out). In the 2021 Census, London-area households (the census metropolitan area) had a median income of $79,500 for 2020, 13% below the Ontario median. The benchmark’s income requirement is 1.6 times that local median, and an LSTAR apartment at the benchmark price would need about $74,700.
