Manitoba Housing Market: Provincial Home Prices | September 2026

Updated

The Manitoba Real Estate Association (MREA) adds up the MLS® Systems of the province’s boards, Winnipeg’s included, and publishes the totals with a provincial MLS® HPI benchmark. Its latest release on CREA’s statistics site is for September 2026, the same month as the figures used for the other provinces, so every MREA figure on this page is for that month. Winnipeg’s own board reports September 2026 figures on the Winnipeg housing market page, and the Canadian housing market overview compares Manitoba with the rest of the country.

Manitoba home prices, September 2026

MLS® HPI benchmarkPriceYear over year
Composite (all home types)$388,2003.4%
Single-family$408,9003.3%
Townhouse/row$335,0001.5%
Apartment$236,2002.4%

MREA, September 2026.

All three home types gained over the year, so the composite’s rise was not carried by a single segment. A typical apartment cost 58% of a typical single-family house and a townhouse 82%. The average sale price was $415,308, up 4.5% on the year, and for the first nine months of the year it was $420,104, 2.9% above the same stretch of the year before. Sales in the month were worth $517.9 million.

Sales, listings and months of inventory

Boards across Manitoba recorded 1,247 sales (-10.0% on the year) and 2,066 new listings (-0.4%), according to MREA. Sales were therefore 60.4% of new listings, within the 45% to 65% band CREA treats as balanced.

Active listings at the end of the month numbered 3,298, 19.1% more than a year earlier. That equals 2.6 months of sales. MREA reports 2.6 months, up from 2.0 a year before but under the long-run average of 2.9 months for September, and below CREA’s 3.6-month line for a seller’s market. MREA’s president described sales and new listings as trending at typical levels for September.

Winnipeg within the provincial numbers

In September 2026 the Winnipeg Regional Real Estate Board reported 1,250 sales across its market region, a detached average of $459,020 and a condo average of $287,877; its page breaks those down between the city and the surrounding towns.

Buying a home in Manitoba

Manitoba is one of the provinces that charges a land transfer tax (all provinces). Nothing is due on the first $30,000 of the price; the rate then steps from 0.5% to 2.0% on the value above $200,000. A home at the provincial benchmark would pay $5,414. At that price the smallest down payment is $19,410, mortgage insurance adds $14,752 to the loan, and once a home is bought, eligible owners can claim Manitoba’s Homeowners Affordability Tax Credit of up to $1,600 (2026) against property tax.

Qualifying for the benchmark home at minimum down takes about $90,400 of household income (method). Manitoba’s median household income in the 2021 Census was $79,500, for 2020, which puts the requirement 14% above the median. Programs for new buyers are on the Manitoba first-time home buyer page, and the Manitoba mortgage affordability calculator works out what a given income supports.
