Markham, in York Region directly north of Scarborough, is one of the municipalities the Toronto Regional Real Estate Board (TRREB) breaks out in its monthly Market Watch. Every figure below is for September 2026 (released in October 2026) and is compared with September 2025. The housing market overview explains how averages, medians and MLS® HPI benchmarks differ.
Markham home prices, September 2026
Both of Markham’s headline measures fell over the year. The average sale price was $1,125,353, −4.4% on September 2025’s $1,177,290, and the composite benchmark, which prices the same typical home each month, was $1,052,500, a change of -6.02%. The average fell by less because of what sold: detached houses made up 44% of Markham’s 245 sales, against 41% of 259 a year earlier, and a heavier mix of large houses props up the average even when the typical home of each kind is worth less.
| Home type | Average price | Change in average | Median price | Sales |
|---|---|---|---|---|
| All home types | $1,125,353 | −4.4% | $1,051,000 | 245 |
| Detached | $1,534,139 | −0.7% | $1,381,500 | 108 |
| Semi-detached | $1,019,322 | −11.5% | $999,000 | 18 |
| Freehold townhouse | $977,959 | −12.2% | $918,490 | 30 |
| Condo townhouse | $829,470 | −10.6% | $735,000 | 23 |
| Condo apartment | $574,612 | −14.6% | $535,000 | 55 |
Change against September 2025 averages, computed from TRREB Market Watch for both months.
Benchmark prices by home type
| MLS® HPI type | Benchmark | Year over year |
|---|---|---|
| Composite | $1,052,500 | -6.02% |
| Single-family detached | $1,441,700 | -5.61% |
| Single-family attached | $1,032,900 | -5.52% |
| Townhouse | $731,700 | -6.62% |
| Apartment | $517,200 | -9.70% |
A typical Markham apartment’s benchmark of $517,200 is 36% of the detached benchmark, and the townhouse benchmark changed -6.62% against -5.61% for detached houses. Across York Region the composite benchmark was $1,080,400 (-6.50%), so Markham’s typical home is priced 2.6% below the regional one; the GTA-wide benchmark is on the Toronto housing market report.
Sales, listings and market balance
| Measure | September 2026 | September 2025 |
|---|---|---|
| Sales | 245 | 259 |
| New listings | 729 | 794 |
| Active listings | 1,122 | 1,249 |
| Sales-to-new-listings ratio, 12-month trend | 40.5% | 35.9% |
| Months of inventory, 12-month trend | 4.1 | 4.3 |
| Average days on market (listing) | 34 | 36 |
Sales were 5% lower than a year earlier and new listings 8% lower. In September 2026 alone, sales were 33.6% of new listings, below CREA’s 45% to 65% balanced band, and the 1,122 homes for sale equalled 4.6 months of that month’s sales. TRREB’s own figures in the table are 12-month moving averages, which smooth out a single strong month. Detached houses accounted for 108 sales against 292 new detached listings.
From January through September 2026 Markham recorded 2,293 sales (+9.2% on the same months of the year before) at an average of $1,146,576 (−6.4%).
Buying costs in Markham
On a home bought at Markham’s average price, Ontario’s land transfer tax (all provinces) comes to $18,982. York Region has no municipal transfer tax, so that is the whole of it; a first-time buyer’s refund of up to $4,000 brings it to $14,982. The same purchase inside the City of Toronto would add Toronto’s municipal land transfer tax.
The minimum down payment at that price is $87,535 (7.8% of the price), and mortgage default insurance at that down payment adds $41,513 (4.00% of the loan) to the mortgage. The average detached house, at $1,534,139, is past the $1.5 million limit for insured mortgages, so it needs at least 20% down: $306,828.
Markham’s 2026 residential property tax rate is 0.7229% of assessed value (city, York Region and education combined), or $723 a year for each $100,000 of assessment. Assessments are still based on January 1, 2016 values, so they sit well below current sale prices: the city puts the average residential assessment at $822,671 and the average residential bill at $5,947.
Income needed against Markham incomes
At the average price and the minimum down payment, a buyer would need about $246,900 of household income to qualify, or $218,900 with 20% down (how it is calculated). The 2021 Census put the median household income in the Toronto census metropolitan area, which includes Markham, at $97,000 for 2020. The income needed is 2.5 times that median, and a condo apartment at Markham’s $574,612 average still needs $130,900.
