Detached, attached, townhouse and apartment benchmarks are TRREB’s single-family detached, single-family attached, townhouse and apartment HPI types. Outside detached houses, Oshawa’s monthly counts are small, so a few sales can move a type’s average.

Detached houses made up 71% of Oshawa’s sales. The average detached sale of $748,346 compares with $1,292,016 for a detached house across the GTA.

Sales, listings and inventory

Oshawa recorded 125 sales in September 2026, against 173 a year earlier, from 448 new listings (522 the year before). That month’s sales-to-new-listings ratio was 27.9% and the 660 homes for sale amounted to 5.3 months of sales. TRREB’s 12-month averages tell a tighter story: a ratio of 39.2% and 3.6 months of inventory, right at the 3.6-month line below which CREA calls a market a seller’s market. Durham Region as a whole had 3.5 months. Homes sold for 98% of their final list price on average, after 34 days on the market. For the year to date, 1,377 homes sold at an average of $703,003 (−8.1%).

Buying costs in Oshawa

At Oshawa’s average price, Ontario’s land transfer tax (all provinces) is $10,072, the only transfer tax due in Durham Region; a first-time buyer refund of up to $4,000 lowers it to $6,072. The smallest down payment allowed on that price is $42,986, 6.3% of it, and the mortgage insurance premium that comes with it is $25,475.

Property tax weighs more here than in the York and Peel suburbs. Oshawa’s 2026 residential rate is 1.5753% of assessed value (0.6592% city, 0.7631% Durham Region, 0.153% education), or $1,575 a year per $100,000 of assessment, against 0.7229% in Markham and 1.2534% in Brampton.
