Surrey’s resale market is reported by the Fraser Valley Real Estate Board (FVREB), not by Greater Vancouver REALTORS, so its figures are separate from the Vancouver housing market report. FVREB divides the city into four areas: North Surrey, Central Surrey, Cloverdale, and South Surrey, which it groups with the separate City of White Rock. It also adds up the four areas, minus White Rock, as a “City of Surrey” total by home type. This page uses FVREB’s September 2026 package, released in October 2026. The board gives no single composite price for the whole city; the board-wide composite and all listings totals are on the Fraser Valley housing market report, and the guide to how these reports work explains benchmark and average prices.

FVREB reports listings and its sales-to-active ratio for the whole board: 9% in September 2026, set against a 12-20% balanced range (reading these ratios).
Income needed to buy in Surrey
Surrey’s townhouse benchmark of $758,600 calls for about $169,600 of annual household income at the minimum down payment ($50,860), or $149,000 with 20% down. For the $1,386,200 detached benchmark: $301,900 and $268,500. These use the qualifying rate and a 39% GDS cap; the calculation is shown separately.
