Greater Vancouver REALTORS (GVR) publishes a monthly statistics package for Metro Vancouver, a territory that runs from Richmond and South Delta in the south to the North Shore, the Tri-Cities, Maple Ridge, Squamish, Whistler and the Sunshine Coast. Surrey and Langley are not part of it: they report through the Fraser Valley board, covered on the Fraser Valley housing market and Surrey housing market pages. This report uses GVR’s package for September 2026, released in October 2026.
GVR prices homes with the MLS® Home Price Index (HPI) benchmark, the estimated price of a typical home, and breaks it out by home type and by area; its release gives no average sale price, so none is shown here. The Canadian housing market overview explains how benchmarks, averages and medians differ.

By type it was 9.7% for detached homes, 12.2% for attached and 11.4% for apartments. Reading market balance covers the related measures other boards use.
