Realtor.ca is the usual starting point for listings, since it shows MLS listings from across Canada. For sold prices and market data, buyers in Ontario often add a second tool, and in Quebec most listings are on Centris. The biggest gap compared with the United States is sold-price transparency: outside Ontario, sold prices are harder to get without an agent.
Features, coverage and any cashback offers change often, so the tables below describe what each tool is mainly used for rather than every feature.

| Ontario | Realtor.ca | HouseSigma, Zolo | MPAC |
| British Columbia | Realtor.ca, REW.ca | BC Assessment, or an agent | BC Assessment |

Where to find sold prices
Access to sold prices varies widely by province. Ontario has several free sites that show sold prices from MLS data. BC Assessment shows assessed values and recent sales for a property, and Quebec’s sales can be found through paid services built on the land register. Elsewhere, sold data is mostly available through an agent, who can provide a comparative market analysis before you make an offer.
Other useful sources
| Tool | What It Does | Useful For |
|---|---|---|
| BC Assessment | Assessed values for BC properties | Understanding the property tax basis |
| MPAC (Ontario) | Assessed values for Ontario properties | Checking property tax assessments |
| CMHC housing market data | Housing starts, rents and vacancy rates | Market trend analysis |
| Statistics Canada | Official housing statistics | Research and long-term trends |
| Google Maps/Street View | Visual look at a neighbourhood | Getting to know an area |
| Rentals.ca | Rental market data | Investment property analysis |
The bottom line
Realtor.ca covers listings nationally; sold-price tools are strongest in Ontario; elsewhere, an agent’s CMA fills the gap. None of these tools replaces an agent’s local knowledge, but they help you spot overpriced listings before a showing.
