No first-time buyer exemption
Manitoba has no first-time buyer land transfer tax exemption or rebate, so first-time and repeat buyers pay the same tax. The land transfer tax amendments Manitoba plans for January 1, 2027 are aimed at avoidance through legal structures that separate legal and beneficial ownership (Manitoba Finance, Budget 2026 bulletin), not at first-time buyers.

No sales tax on CMHC premiums
Manitoba has exempted mortgage insurance from its retail sales tax since July 1, 2020 (Retail Sales Tax Act, s. 4.1(7)(a.2); Manitoba Finance notice RST 20-04), so a CMHC, Sagen or Canada Guaranty premium adds no tax at closing.
