Calculate the Ontario land transfer tax (OLTT) on a home purchase, with or without the first-time homebuyer refund. The tax is charged on the purchase price in tiers, so each rate applies only to the slice of the price inside its bracket. Buyers inside the City of Toronto also pay a municipal tax, covered below and on the Toronto land transfer tax page. Rates for every other province and territory are on the land transfer tax calculator for Canada.
Ontario Land Transfer Tax Rates
The Ontario land transfer tax is calculated with a progressive tiered system based on the purchase price of the property. These rates, for properties with one or two single-family residences, took effect on January 1, 2017.
| Home Purchase Price | Marginal Tax Rate |
|---|---|
| First $55,000 | 0.5% |
| $55,000 to $250,000 | 1% |
| $250,000 to $400,000 | 1.5% |
| $400,000 to $2,000,000 | 2% |
| Over $2,000,000 | 2.5% |
How to Calculate Ontario Land Transfer Tax
Here is the land transfer tax on a $500,000 home in Ontario, one bracket at a time.
- First $55,000 at 0.5%: $275
- The next $195,000 at 1%: $1,950
- The next $150,000 at 1.5%: $2,250
- The last $100,000 at 2%: $2,000
Total Ontario land transfer tax: $6,475, before any first-time buyer refund.
Ontario First-Time Homebuyer Refund
First-time homebuyers in Ontario can get a refund of up to $4,000 of the provincial land transfer tax, which means no provincial tax on a home priced up to $368,000. The conditions: Ontario refunds up to $4,000 of provincial land transfer tax to a first-time buyer who is at least 18, has never owned a home or an interest in one anywhere in the world (and whose spouse hasn't owned one anywhere in the world while they were the buyer's spouse), moves in as a principal residence within 9 months, and is a Canadian citizen or permanent resident (or becomes one within 18 months); with a co-buyer who doesn't qualify, the refund is limited to the qualifying buyers' share.
The refund must be applied for within 18 months of the purchase date. The province’s other first-time buyer programs, and the federal ones, are in the Ontario first-time home buyer guide.
Toronto Municipal Land Transfer Tax
A home inside the City of Toronto also pays Toronto’s municipal land transfer tax on top of the Ontario tax, and first-time buyers can get a separate municipal rebate of up to $4,475. The municipal rates, the combined total and the rebate rules are on the Toronto land transfer tax page.
Non-Resident Speculation Tax
Foreign nationals, foreign corporations and taxable trustees who buy residential property anywhere in Ontario also pay the 25% Non-Resident Speculation Tax on the purchase price, in addition to the land transfer tax. Who pays it and the exemptions are covered in taxes on Canadian property for non-residents.
Ontario Land Transfer Tax by Home Price
The provincial tax at common prices, and what a buyer who qualifies for the full $4,000 refund pays (outside Toronto):
| Purchase Price | Ontario LTT | After First-Time Buyer Refund |
|---|---|---|
| $300,000 | $2,975 | $0 |
| $400,000 | $4,475 | $475 |
| $500,000 | $6,475 | $2,475 |
| $600,000 | $8,475 | $4,475 |
| $750,000 | $11,475 | $7,475 |
| $1,000,000 | $16,475 | $12,475 |
On the same $500,000 home, Manitoba’s land transfer tax is $7,650, which is more than Ontario’s. Quebec’s welcome tax uses brackets too, but is billed by the municipality after the sale.
The tax is one part of the cost of buying. Legal fees, title insurance, adjustments and mortgage default insurance are covered in closing costs in Ontario.
