Use this calculator to estimate your annual property tax in any Canadian city. Pick a city from the list to load its total residential rate (municipal, regional and education levies together) for the tax year shown, or enter the rate from your own tax bill. The list has only the cities whose total rate we have confirmed on the city’s own rate page or by-law. Property tax is one of the largest ongoing costs of owning a home, and lenders count it when they work out your mortgage affordability.

How the Calculation Works

Annual property tax = assessed value × tax rate

ComponentSet ByHow Often
Assessed valueProvincial assessment authority (e.g., MPAC in Ontario, BC Assessment in BC)Varies (annual to every 4 years)
Tax rate (mill rate)Your municipality/city councilAnnually (set during budget process)

Example: a home assessed at $600,000 in Toronto, at the 2026 rate of 0.767311%, pays $600,000 × 0.767311% = $4,604 a year, or about $384 a month.

The rate on your bill may be shown per $1,000 of assessed value (a mill rate) rather than as a percentage: a rate of $7.67 per $1,000 is 0.767% . Vacant-home surcharges can also apply in some cities (see vacant home taxes).

You can’t change your municipality’s rate, but you can challenge the assessed value if you believe it is wrong: appealing your property assessment covers how. Property tax rates also differ by property class (residential rates are typically lower than commercial or multi-residential ones), and a property in the wrong class is taxed at the wrong rate.

Rates by City

Rates vary a lot across Canada, and cities with high property values tend to have lower rates. The official rates we hold, ranked, are on the property tax in Canada page, along with the relief and deferral programs that can lower a bill. Each city page has its rate, a table of bills by assessed value, due dates and local programs:

Property Tax and Your Budget

Lenders include property tax in your gross debt service ratio when they decide how much you can borrow; debt service ratios explains the calculation. Alongside the mortgage, property tax sits with insurance, utilities, maintenance and condo fees in the monthly carrying costs of owning a home. If a bill goes unpaid, what happens if you don’t pay property tax sets out the penalties and the lien.

Buying a home also brings one-time costs: the land transfer tax calculator and the closing costs calculator estimate them.
