Calculate the land titles fees for your home purchase in Yukon. The Yukon does not charge a land transfer tax — instead, there are flat transfer fees, assurance fees, and mortgage registration fees that are among the lowest property transfer costs in Canada.
Yukon Land Titles Fee Schedule
The Yukon charges three types of fees when you purchase property, all governed by the Land Titles Act.
Property Transfer Fee
| Purchase Price | Fee |
|---|---|
| Less than $100,000 | $50 |
| $100,000 to $499,999 | $150 |
| $500,000 to $2,999,999 | $350 |
| $3,000,000 to $9,999,999 | $550 |
| $10,000,000 or more | $750 |
Mortgage Registration Fee
| Mortgage Amount | Fee |
|---|---|
| Less than $100,000 | $50 |
| $100,000 to $499,999 | $100 |
| $500,000 to $999,999 | $200 |
| $1,000,000 to $4,999,999 | $400 |
| $5,000,000 to $9,999,999 | $600 |
| $10,000,000 to $19,999,999 | $800 |
| $20,000,000 or more | $1,000 |
Assurance Fee
The assurance fee only applies when the purchase price is greater than the property’s value at its last transfer:
- $20 for the first $10,000 of additional declared value
- $10 for each additional $10,000 thereafter
How to Calculate Yukon Fees
Example: For a $400,000 home with a $320,000 mortgage:
Property Transfer Fee: $150 (falls in the $100K-$500K tier)
Mortgage Registration Fee: $100 (falls in the $100K-$500K tier)
Total Yukon Fees: $150 + $100 = $250
This makes Yukon one of the most affordable places in Canada for property transfers.
