Assurance Fee
The assurance fee only applies when the purchase price is greater than the property’s value at its last transfer:
- $20 for the first $10,000 of additional declared value
- $10 for each additional $10,000 thereafter

Example: For a $400,000 home with a $320,000 mortgage:
Property Transfer Fee: $150 (falls in the $100K-$500K tier)
Mortgage Registration Fee: $100 (falls in the $100K-$500K tier)
Total Yukon Fees: $150 + $100 = $250
